You have to be much wiser when buying an investment property because the numbers have to work. When you’re purchasing your primary residence you can let your emotions influence your decision. With an investment property, emotion is a no-no.

There’s money I have to invest even before I decide if I’m moving on to closing on the house, the cost of de-winterizing, a small cost for turning the utilities on in my name and the cost of the home inspector. It’s a lovely home and I hope everything works out where the numbers will work for me to move on with the purchase!

Anyways, I feel that now is the time with property being so inexpensive. I’m into long term investment, renting to tenants. I’ll be using a property management company. Don’t want to deal directly with tenants.

I’ve looked at a couple of houses, had a few setbacks (read: being beat out by cash offer investors before I can even pipe in with an offer.) I’m ready for the next step of putting in an offer on a house. When I find THE ONE. Perhaps it’ll be this weekend.

It’s exciting and scary all at the same time. I’ve got to take that leap though if I’m going to do it. I told my mom I know no one is going to knock on the door and hand me the keys/deed to my first rental property. It doesn’t work that way. I’ve got to put in the work and the time to find it.

Good credit? Check! Down payment? Check! Chosen house? Wish me well…

In addition to beginning volunteer work as a board member for my neighborhood’s community organization, I’ve decided to do some “business building.” It’s a niche site I’m working on as part of a workshop. Great opportunity.

So what is a niche site? It’s a helpful/informative Web site about a specific topic monetized with various ads and product recommendations. It’s more sophisticated than this blog. I find myself rambling here. Haha. I’ve chosen a nice topic and I’m enjoying it so far. I plan to inform readers and hopefully make a little money. A lot of articles to write, but I know it will pay off in the end. : )

Perhaps I’ll write more about niche sites in the future. After I know what I’m doing. Lol.

Oh yeah, I’m still on my fitness kick. I’m down 10 pounds. Another 10 to go?

As far as the weight loss, I’m pleased with the six out of seven pounds I lost. I plan to lose another four or five pounds this month.

The goal for the month of July is $250.
Putting it in perspective it’s the equivalent of my truck insurance, cell phone, landline/Internet and home alarm bills.

I also have a weight loss goal this month to lose seven pounds. I’ve been at the same weight for awhile and I’m tired of it. Time to lose some pounds. My overall goal is 15 pounds (or 20 depending on how I feel/look at that point), but I’ll start with seven this month. I figured I’d put the ticker here to hold myself accountable.

Let’s see if I can meet both goals.

I could go on and on about Associated Content since I enjoy it so much. So I’m excited that I’ve made the highest clout level with them– Clout 10. What’s a clout level? Well, the clout ranking determines how much you make per article page view.

I’m now passively earning $2.00 per 1,000 page views. Up from $1.75 per 1,000. A 12.5 percent increase. Now I’m waiting for my clout level image to update on my Associate Content profile page. It takes a day or so to update. Hopefully my articles in general will generate more interest because of making the highest level.

Update: It’s Thursday and I’m only at $13.48. Eek! Will I make it? We’ll see.

Update 2: I’ve decided to suspend this goal this week after I hit $30. I’m tore in about four different directions this week so it hasn’t been feasible. Next week I’m going to make an overall goal encompassing all of my money making endeavors–increasing my passive income generating efforts and scaling down more from ChaCha.

Update: I’ve decided to change my goal to $60 this week since some of the pay has changed with ChaCha. I have to adjust the goal to reflect the new pay. I’ll most likely have the same goal next week as well.

As for me, I’ve only got about 180 so I’d have a long way to go before I hit 4,000. Still, it’s impressive to think I could make $30 daily in passive income for some fun lighthearted articles. I’ve decided to step up my AC during the summer. I’ve got other projects going on so I can’t move at the pace I’d like with this, but I need goal anyhow.

I’d like to make $50 a month within the next couple months. It’s not a major goal, but it’s a 25 percent increase. Perhaps I’ll start a goal chart to stay on task… after I figure out the number of articles I need on the site to reach this goal. A little promotion will work as well. That’ll be a part of the plan.
