			<content:encoded><![CDATA[<p>I&#8217;ve got my first tenant after having the rental house on the market for only 10 days. They have until May 1 to sign the lease. I&#8217;m pretty excited about it. I&#8217;m not really nervous. Maybe I will be when they officially move in. They better not mess up anything!</p>
<p>I may talk about the financials regarding the investment property at a later date. At least for now crunching the numbers I should clear about<em> </em>$200 a month after all the bills are paid (mortgage, taxes, property management fee, insurance) and emergency repair money is set to the side.</p>

			<content:encoded><![CDATA[<p>It&#8217;s been awhile since I&#8217;ve posted about my beloved first rental property. It&#8217;s officially on the market. Has been for a little more than a week. I went with a property management company to handle all the marketing and tenant issues. So far so good. I have the property listed with no pets, but I&#8217;ve still gotten inquiries about that. I&#8217;ve read you don&#8217;t make money off of having pets in a property. I&#8217;d rather skip it then. At least for now.</p>
<p>One couple wanted to rip out (at their expense) the built in desk and cabinets in the bonus room. Are you serious? I have to chuckle because the request was so surprising. Maybe if they had been tenants for a year or two with on-time payments, maybe I&#8217;d consider it. But you&#8217;re brand new? No way. If they don&#8217;t like the room that much, they don&#8217;t have to live there.</p>
<p>Hopefully I&#8217;ll have a tenant soon.</p>

<p>I need to start journaling about my experiences to write an ebook one day. When you&#8217;re in the thick of trying to finish things up it&#8217;s kind of hard to sit and write. I may record myself talking about my experiences and transcribing it later. We&#8217;ll see.</p>
<p>My plans are to have the house listed for rental by the end of the month. It should be ready if all goes well.</p>

<p>I&#8217;m so glad to be done with the hunt and mortgage process. Now it&#8217;s on to the really hard work. Lol!</p>
<p>I&#8217;ve got a few things to do to get it ready to rent out including buying blinds for the windows, refinishing some door knobs and installing a couple light fixtures. I&#8217;m trying to decide if I&#8217;m going to replace the furnace now or wait. Decisions, decisions.</p>
<p>December is going to be  a busy month for sure!</p>
