Found a Tenant for my First Rental Property
I’ve got my first tenant after having the rental house on the market for only 10 days. They have until May 1 to sign the lease. I’m pretty excited about it. I’m not really nervous. Maybe I will be when they officially move in. They better not mess up anything!
I may talk about the financials regarding the investment property at a later date. At least for now crunching the numbers I should clear about $200 a month after all the bills are paid (mortgage, taxes, property management fee, insurance) and emergency repair money is set to the side.

Received My First Google Adsense Paycheck
This is long overdue, but I got paid my first Google Adsense Check in late February. I was really excited because I have been working on my niche Web sites for several months. The first check was for $102.13. I’m well on my way to earning my second check.
This really works if you put the time and effort into it.

My First Investment Property is on the Renter’s Market
It’s been awhile since I’ve posted about my beloved first rental property. It’s officially on the market. Has been for a little more than a week. I went with a property management company to handle all the marketing and tenant issues. So far so good. I have the property listed with no pets, but I’ve still gotten inquiries about that. I’ve read you don’t make money off of having pets in a property. I’d rather skip it then. At least for now.
One couple wanted to rip out (at their expense) the built in desk and cabinets in the bonus room. Are you serious? I have to chuckle because the request was so surprising. Maybe if they had been tenants for a year or two with on-time payments, maybe I’d consider it. But you’re brand new? No way. If they don’t like the room that much, they don’t have to live there.
Hopefully I’ll have a tenant soon.
